Inflation Overload: Kamala Harris Will Propose $25,000 Govt Subsidies for First-Time Homebuyers

Vice President Kamala Harris will outline sweeping new federal subsidies for first-time homebuyers Friday when she addresses a rally in North Carolina.

Bloomberg reports the 2024 Democratic presidential nominee will propose offering as much as $25,000 for first-time homeowners as down payment aid via funding provided by taxpayers.

Under the program, more than one million first-time home buyers who have a two-year history of on-time rent payments would be eligible for “down-payment support” and leverage into a purchase.

The plan to subsidize housing demand followed an earlier announcement Harris wanted to impose government-controlled pricing on grocery stores in order to protect American consumers from grocery store price hikes, as Breitbart News reported.

I suppose somebody could tell her that when the government subsidizes something the cost goes up, but it would be in vain

I was involved in real estate for 40 years. People don't think about "what then?" when these ideas are presented. If I was selling a property my first response would be to raise the selling price by at least $25,000. I would probably raise it by more because the first time buyer is also probably financing most of the purchase.

New home for $400,000 today @ 7% = $2,661 monthly payment.

New home for $375,000 today @ 7% = $2,495
monthly payment. 

Savings = $166 per month (-6%)

New home in 2019 at $400,000 @ 4.5% = $2,027.

Savings = $634 per month (-24%)

Down payment assistance does not address the affordability problem.   

Even worse, the $400k house in 2024 would have only cost them $306,700 (2024 dollars) in 2019.  So their overall purchasing power diminished by 30%.

 $306,700 (2024 dollars) @ 4.5% = $1549.

That's a savings of $1,112/mo.

In other words, that buyer could have had that same house in 2019 for $1549/mo instead of getting it for $2661/mo (72% higher) today.
