My advice for Mr. Ladd is blunt and simple:

Sell out, and then... get out of there.
It's not going to be getting any better.

Take the money and run (if you can GET any money for it).
There are many better places to spend the rest of your ranching days...

I'm afraid I'd be tempted to do some daily target practice along the wall.  :shrug:
