Could declining real estate values in the Southwest be the canary in the cage?

As suggested in this article, imbalances might be occurring in the real estate market in Phoenix AZ.

Demand has been much weaker since July 2013. The slight recovery in demand that had been  developing over the last two months dissipated again in May. While move-up owner occupiers and  second home buyers are starting to compensate for the departure of investors, activity by first time home buyers is unusually low.

At the top end of the market sales of single family homes over $500,000 grew 1% over May 2013.Sales of single family homes below $150,000 fell 37%. This fall was partly caused by the lack of distressed supply, but mostly by the reduction in demand from investors.

To connect this to the Federal Government impeding state and local authorities and their attempts to rein in illegal immigration might be a leap at this point.

But it does not require too vivid of an imagination to envision a real estate market worried about values due to illegal immigration and a rise in all evils that may accompany poorly guarded borders.

Banks, those who hold the mortgage paper, must be monitoring the attractiveness of owning expensive property in an area flooded with illegals and the danger of a potential mood change and real estate values.

This may be the signal flare that gets the attention of those who seem oblivious to the unwelcome ramifications, but instead focus on the warm and fuzzy “we must take care of all who come to our border”.  These “huddling masses” aren’t being processed through Ellis Island.

Residing in the Southwest and being concerned of your local situation may lead you on a path of awareness.  Your complaints to authorities will likely be delivered to those who have last names that might suggest “dual allegiances”.  Where exactly do Commissioner Gonzalez, Alderman Rodriguez, Mayor Garcia, police chief Agulara, et al stand on the illegal immigration issue?

I can't understand why any Euro-American would think of relocating to southern California, Arizona, New Mexico, or even southwest Texas.

The writing is on the wall for the future of those states.
It's no longer a matter of "if", but "when".

What's going on today at the border is designed to accelerate the "when".

BTW, for an excellent book that speculates on what the future will become there, I recommend Matt Bracken's "Domestic Enemies - The Reconquista". This is the "middle volume" of his "Enemies, Foreign and Domestic" trilogy. Prescient stuff from a good writer.

Seconded. While we don't always agree, Matt Bracken (Travis Magee on TOS) is one hell of a good writer. Pulls you in without hitting you over the head with the moralizing.
